Phase 3: Navigating the Transaction – From Offer to Close

Once offers start coming in, the process shifts from marketing to strategic negotiation.

a. Evaluating an Offer’s Strength

The highest offer isn’t always the best offer.  A complete strategic evaluation includes:

        • Contingencies: A clean offer with fewer contingencies (like a home sale contingency) is often more appealing than a higher-priced offer with many conditions.
        • Financing: A pre-approval letter from a reputable lender is a good sign. A large down payment can also indicate a strong buyer.
        • Timeline: Consider if the proposed closing date aligns with your moving schedule and needs.

b. Finesse in Negotiation

Negotiating isn’t just about price. It’s about terms. A skilled approach can ensure the sale proceeds smoothly.

Phase 4: The Final Countdown – Escrow and Closing

Once an offer is accepted, a neutral third party (the Title Agency) handles all of the key paperwork which facilitates the execution of the contract and the transaction itself.

 

    • The Escrow Process: Depending on whether the purchase is financed or paid for in cash, this period is usually anywhere from 14 to 35 days in length, and involves key milestones like the title search, appraisal, and final loan underwriting. We manage diligent communication with all parties for you to keep the process on track. 
    • A Smooth Closing: When the final documents are signed, and funds are exchanged, the Title Agency will coordinate transfer of the deed of ownership to the new owners. This is the culmination of a well-executed strategy, from preparation to negotiation.  Congratulations! …the home has a new owner, and you can receive your proceeds and move on to your next chapter! 
