That’s not a typo, and it’s not marketing hype — it’s a scale of investment that fundamentally changes the employment picture for the entire north Valley. In January alone, TSMC Arizona acquired an additional 900 acres of land for approximately 197 million dollars near Loop 303 and Interstate 17, bringing its total footprint to roughly three square miles. That’s a company planting a very long-term flag, not testing the waters.

Housing Demand Is Already Following the Jobs

Builders don’t wait around when they see a wave like this coming. PulteGroup recently filed plans for Solis at Norterra, a project that requested rezoning for 9.42 acres on the southeast portion of North Gateway Village, about a 10-minute drive from TSMC’s plant where thousands of workers will need a place to live, in an effort to build 80 townhomes. It’s a small project in the grand scheme of things, but it’s part of a bigger pattern — builders are specifically targeting “missing middle” housing close to the campus, betting that engineers and technicians will want a short commute over a big yard. Alongside it, the much larger Halo Vista development is moving forward as a genuine city-within-a-city. The long-awaited Halo Vista project is a 2,300-acre “city within a city” that officially broke ground on March 25, 2026, as a 7 billion dollar development designed to mirror a full mixed-use community, complete with housing, retail, and commercial space.

What This Means for Home Values Right Now

North Phoenix home inventory is higher than it’s been in years, and prices are relatively stable, with the median sitting around 510,000 dollars as of early 2026, meaning buyers currently have more negotiating room than during the pandemic years. In other words, the corridor hasn’t turned into a bidding-war frenzy — yet. Local agents watching the area closely point out that the workforce impact is still mostly ahead of us. Right now there are three fabs either operational or under construction and a master-planned mixed-use development being built from scratch nearby, but most of the workforce hasn’t arrived yet, and most of the downstream supply chain companies haven’t relocated yet. Zoom out a bit further and the ripple extends into Peoria, Glendale, and Cave Creek too, as the broader labor pool spreads across the north Valley. The big story in North Phoenix right now is TSMC, whose mega-plant is fully operational and bringing thousands of high-paying tech and engineering jobs to the area, creating serious housing demand in Peoria, Glendale, Anthem, and Cave Creek.
